The Brutal Truths About First-Time Home Buying: Key Takeaways from Our Recent Webinar

 

Buying your first home is an exciting milestone—but it can also be overwhelming, especially in a market like the Greater Toronto Area (GTA). That’s why we recently hosted a webinar titled "The Brutal Truths About First-Time Home Buying"— to give aspiring homeowners real insights into the challenges they’ll face, and the tools to overcome them.

Whether you couldn’t attend the webinar or simply want a quick recap, we’ve outlined the most important highlights below.

 

1. Understand the Market You're Entering
Among Canadian housing markets, the Greater Toronto Area stands out for its high demand and intense competition. Mississauga, Toronto, and surrounding cities have seen soaring home prices in recent years, but the market has now shifted.

We’re currently in a buyer’s market, meaning there are more homes for sale than there are active buyers. This gives you more choice, more time, and stronger negotiation power. However, don’t confuse this with "easy." Prices may be lower, but financing hurdles remain significant.

2. Financial Realities Can Be Tough
Rising interest rates and the mortgage stress test have made it more difficult to qualify for a mortgage. The stress test ensures you can afford payments even if rates go up—and it uses the higher of either 5.25% or your lender’s rate plus 2%.

This affects how much you can borrow. Lenders also check two main ratios:

  • GDS (Gross Debt Service): Housing costs should be under 39% of your income.
  • TDS (Total Debt Service): Total debts (including credit cards, car loans, etc.) should be under 44%.

Boosting your credit rating, paying down existing debt, and setting aside a bigger down payment can significantly enhance your likelihood of getting approved for a mortgage.

3. Down Payments and Hidden Costs Add Up
Many first-time buyers underestimate the upfront costs. Here's a quick breakdown:

  • Minimum down payment: 5% for homes under $500,000; 5% on the first $500,000 and 10% on the remainder for homes up to $1M.
  • Closing costs: Plan to budget an extra 2% to 5% of your home’s value for closing costs, which may include legal fees, land transfer tax, home inspections, and title insurance.
  • Ongoing costs: May include property taxes, homeowners’ insurance, condo maintenance fees (where applicable), monthly utilities, and routine upkeep or repairs.

For example, a $700,000 condo may require a $45,000 down payment plus $14,000–$35,000 in closing costs. Planning ahead is essential.

 

4. Use Government Programs to Your Advantage
Thankfully, there are several incentives to help first-time homebuyers in Canada:

  • First Home Savings Account (FHSA): You can contribute and grow up to $40,000 in tax-free savings toward your future home.
  • Home Buyers’ Plan (HBP): Qualified individuals may access up to $60,000 from their RRSP to use toward buying their first home, with repayment required over time.
  • Ontario Land Transfer Tax Rebate: Get up to $4,000 back.

These programs can significantly lower your upfront burden—but they do have rules and restrictions, so be sure to speak with a mortgage broker or financial advisor to find out what you qualify for.

5. Consider Neighbourhoods Outside the Core
Buying in downtown Toronto or central Mississauga might be out of reach, but there are more affordable alternatives:

  • Square One/City Centre: Great for young professionals, with condos close to amenities and transit.
  • Erin Mills: Ideal for families, with good schools and long-term value.
  • Brampton or Milton: Lower home prices and still commutable to the GTA.
  • Hamilton: City on the rise, offering strong growth potential and attractive affordability for those entering the market for the first time.

Being flexible with your location could mean getting more home for your money—and a better shot at entering the market sooner.

6. Work With a Team You Trust
Buying a home isn’t a solo mission. You’ll need the expertise of:

  • A licensed realtor who understands the local market.
  • A mortgage broker who can shop around for the best rates.
  • A real estate lawyer who will handle contracts and paperwork.

The right team can help you avoid costly mistakes and make the experience far less stressful.
