In today’s competitive market, understanding how much money you actually need upfront is crucial to planning your purchase and getting one step closer to homeownership.

In our recent webinar, “The Brutal Truths About First-Time Home Buying,” we took a deep dive into financial challenges faced by buyers, and the down payment is often the biggest hurdle. This blog will break down exactly how much down payment you need for different price ranges in the GTA, and share tips on how to make it more manageable.

 

What Is a Down Payment?
Your down payment is the portion of the home’s purchase price you pay upfront in cash. The rest is covered by your mortgage loan. It’s a critical part of the homebuying process, and the size of your down payment affects your mortgage terms, monthly payments, and even your ability to qualify for a loan.

 

Down Payment Requirements in the GTA — The Basics
Canada’s mortgage rules set the minimum down payment based on the home’s purchase price:

  • For homes priced at $500,000 or less: minimum 5% down payment.
  • For homes priced between $500,000 and $1,000,000: 5% on the first $500,000 plus 10% on the portion above $500,000.
  • For homes priced above $1,000,000: minimum 20% down payment required.

Let's break this down with examples:

  • For a $400,000 home, your minimum down payment is 5%, which is $20,000.
  • For a $700,000 home, you pay 5% on the first $500,000 ($25,000), plus 10% on the remaining $200,000 ($20,000), totalling $45,000.
  • For a $1,500,000 home, the minimum down payment is 20%, or $300,000.

 

Why Does the Down Payment Matter?
Your down payment has a direct impact on your loan size—putting more down means borrowing less, which typically leads to smaller monthly payments and reduced interest costs over the life of your mortgage. It also impacts your mortgage insurance:

  • If your down payment is less than 20%, you must pay Mortgage Default Insurance (also called CMHC insurance). This protects the lender if you default, but it adds to your costs.
  • If you put 20% or more down, you avoid this insurance and save money upfront and long-term.

Mortgage insurance premiums range from 2.8% to 4.0% of your mortgage amount, depending on your down payment size.

 

How to Save for Your Down Payment in the GTA
Saving a down payment can be daunting, especially with rising home prices. Here are some strategies we shared in the webinar that can help:

  1. Set a Clear Savings Goal
    - Start by choosing a target neighbourhood and home type. This gives you a clear idea of your expected home price and down payment amount.
  2. Automate Your Savings
    - Set up automatic transfers to a dedicated savings account every paycheque. This “pay yourself first” strategy helps build your down payment steadily over time.
  3. Use Government Programs
    - First Home Savings Account (FHSA): Newly introduced, this account allows you to save up to $40,000 tax-free toward your first home. You can deduct your contributions from your taxable income, and if the funds are used to buy a home, you won’t be taxed on the withdrawal.
    - Home Buyers’ Plan (HBP): You can withdraw up to $35,000 from your RRSP to put toward your down payment without immediate tax penalties. You’ll repay this over 15 years.
    - Ontario Land Transfer Tax Refund: First-time buyers can receive up to $4,000 back to help offset closing costs and initial expenses.
  4. Reduce Other Debts
    - Lowering your debt improves your creditworthiness and borrowing power, and frees up more income to save for your down payment.
  5. Consider Alternative Income Sources
    - Gifts from family, bonuses, or side income can accelerate your savings. Just be sure any gifted funds are documented properly for your mortgage application.

 

Common Misconceptions About Down Payments
“I need 20% down to buy a home.”

 Not necessarily. While putting 20% down avoids mortgage insurance, many buyers can qualify with as little as 5% down. Just factor in mortgage insurance costs.

“I can’t buy until I have a full 20%.”
 With proper budgeting and financial planning, many buyers can start with less than 20% and build equity over time.

“A bigger down payment means I’ll qualify easier.”
 While a larger down payment improves your mortgage terms, lenders also look at your income, credit score, and debt ratios.

 

How Much Should You Aim For?
While the minimums allow entry into the market, experts often recommend aiming for a down payment closer to 20% if possible. This lowers your mortgage payments and insurance costs and gives you better financial flexibility.

In the GTA, saving 20% can seem intimidating, but breaking it down into monthly savings targets can help. For example, saving $45,000 over five years means setting aside $750 per month—challenging but achievable with discipline.

 

What About Condos and Other Property Types?
Down payment rules apply the same across property types, but condos often have lower purchase prices than detached homes, meaning a smaller minimum down payment.
However, condos come with monthly fees that affect your overall budget, so include these costs when planning your finances.

 

Planning for Other Costs Beyond the Down Payment
Remember, your down payment is just the beginning. You’ll also need funds for closing costs, legal fees, property taxes, insurance, and moving expenses. Planning ahead prevents surprises and financial stress.

 

The GTA housing market can be tough, but understanding how much down payment you really need—and how to save for it—puts you ahead of the curve.
