Government Programs for Canadian Homebuyers

Purchasing a home is a significant milestone and investment for many Canadians. To ease the financial burden, several government programs are available to homebuyers and property owners across the country. These programs, which offer everything from tax rebates to financial assistance, are designed to support both first-time buyers and those purchasing their next home. Your real estate agent can help you navigate these options and determine which ones fit your situation.

CMHC Purchase Plus Improvements Program
The Canada Mortgage and Housing Corporation (CMHC) offers the *Purchase Plus Improvements* program, which allows buyers to finance not only the purchase of a home but also major renovations. Key points include:

  • Renovation costs can be included in your mortgage, so you avoid taking on additional loans.
  • The loan is based on the lesser of either the purchase price plus improvements or the "as-improved" value.
  • A minimum down payment of 5% is required, based on the total cost of the home and improvements.
  • Available for homes priced under $1 million.

RRSP Home Buyers' Plan (HBP)
The *Home Buyers' Plan* (HBP) allows first-time buyers to use up to $35,000 from their RRSP for a down payment, tax-free. Here’s what to know:

  • Couples can withdraw up to $70,000 combined ($35,000 each).
  • The funds need to be repaid within 15 years, but there’s no penalty for early repayment.
  • This plan is also available to those buying a more accessible home for themselves or for a disabled relative.

5% Down Payment Program
This program allows homebuyers to purchase a property with as little as 5% down, with mortgage insurance provided by CMHC or another insurer. Key details:

  • Available to both first-time and repeat buyers.
  • Applies to homes priced up to $999,999.
  • For homes over $500,000, buyers need to pay 5% on the first $500,000 and 10% on the remainder.

HST New Housing Rebate
The *HST New Housing Rebate* gives buyers a way to recover part of the GST or HST paid on a newly constructed or substantially renovated home. Details:

  • Eligible for homes priced up to $450,000 before tax.
  • For homes priced between $350,000 and $450,000, the rebate is reduced.
  • Homes priced over $450,000 are not eligible for this rebate.

Land Transfer Tax (LTT) Rebate Program
First-time homebuyers in Ontario can receive a rebate of up to $4,000 on their land transfer tax. Key points:

  • The first $368,000 of a home purchase is exempt from LTT.
  • The rebate maxes out at $4,000 for homes priced above $368,000.
  • Buyers must be at least 18, have never owned a home before, and occupy the property within nine months.

First-Time Home Buyer Tax Credit (HBTC)
The *First-Time Home Buyer Tax Credit* offers a $5,000 non-refundable tax credit, which provides up to $750 in tax relief. Eligibility includes:

  • You and your spouse must purchase a qualifying home.
  • Neither of you can have owned a home in the past four years.

These programs can greatly reduce the upfront costs of homeownership, especially for first-time buyers. To determine which program best suits your needs, consider speaking with a knowledgeable real estate agent or consulting official government resources for more detailed information.
